Western electional astrology would want a strong ascendant and well-placed benefics on the day. Genuine traditions, and genuinely interpretation.

The decision-science move — what to actually do

The decision is usually being made by the wrong feeling. The house is where the children grew up, and that is a real attachment — but keeping a building because of what happened in it is the sunk cost fallacy wearing a very convincing disguise. Separate the two: work out the money and the practicalities with an actual advisor, and grieve the house separately, out loud, because it deserves that. Then, if you are selling and the date is open, pick an auspicious one and mark the threshold properly. That is the tradition at its best — a ritual for a real ending, not a substitute for the arithmetic.
